FREEPORT36 is a brand new £130m commercial ecosystem being delivered by HBD in partnership with landowner St John’s College, Cambridge.

The industrial and logistics development will create 5.5m sq ft of modern, high-quality commercial space at a strategic location close to the M62 motorway in Goole.

With units available from 50,000 sq ft to more than 1m sq ft, FREEPORT36 aims to create around 3,000 local jobs, supporting a further 5,500 jobs across Yorkshire and the Humber.

FREEPORT36 is located within the Humber Freeport Goole tax site, enabling occupiers to benefit from a range of investment incentives.

It unlocks significant financial benefits, including business rates savings, Employer National Insurance Contribution relief, Stamp Duty Land Tax relief and Enhanced Capital Allowances.

FREEPORT36 offers excellent transport connectivity via road, sea and rail. The M62 provides access to the regional and national motorway network, while the Port of Goole serves as a route to mainland Europe and beyond.

More than three million working-age people live within a 60-minute drive of FREEPORT36, with around 275,000 manufacturing jobs located within the same proximity.

FREEPORT 36 delivers Biodiversity Net Gain of more than 10 per cent for surrounding habitats, and includes a nature tail and woodland walk, an open-air gym and wildflower meadows.
