Yorkshire Energy Park is a next generation energy and technology business park, located within the Hull East Humber Freeport tax zone. A £200m investment, the project will create over 4,000 jobs and attract inward investment from the energy, data, technology and manufacturing sectors.

Providing resilient, clean energy for its occupiers, alongside data resilience and superfast broadband, Yorkshire Energy Park is a compelling offer and one that has attracted significant interest from both funders and occupiers, nationally and internationally.

The scheme has outline planning permission, which was granted by East Riding of Yorkshire Council’s Planning Committee in November 2019, based on significant economic, social and environmental benefits.

We have outline planning consent for:

  • A mix of 83,000 sqm of industrial/ manufacturing space made up of 2,077sqm of B1(a) (Offices) / B1(b) (Research & Development), 56,075sqm of B1(c) (Light Industry) / B2 (General Industrial), 24,922sqm of B8 (Storage & Distribution)
  • An energy centre and primary substation, providing up to 49.9MW of energy for import or export
  • A 600-rack data centre (tier 3) and disaster recovery suite
  • A mixture of space for businesses, including incubator space for start-up businesses and SME growth
  • A National Centre of Excellence (Humber Technology College) for education, training and research and associated on site, short stay accommodation
  • An outdoor building materials and testing facility
  • New sports facilities for the community
  • 54 hectares of green space, protected for 150 years as an ecologically enhanced area for protected species
  • An offsite mitigation area of a further 94 hectares for protected species

What the site will include:

The 212-acre site will be developed in phases. A series of detailed planning applications have been submitted to East Riding of Yorkshire Council that bring forward the detailed plans for the Ecological Mitigation Zone (EMZ – Phase 0) and the first part of Phase 1; the Energy Centre and Data Centre, which were approved as part of the Outline Permission.

Powerful partnerships

The scheme will secure over £200m of investment into the region and has the potential to create up to 4,480 jobs, along with apprenticeship and training opportunities for local people. The target for a minimum of 80% employment from the local area has been set for the construction phase, creating long term career prospects for people locally.

The Park’s partnership with the University of Lincoln and regional training provider CATCH will also ensure local people are trained and upskilled for the evolving career opportunities the energy estuary presents, as part of the on-site education and R&D campus.

Energy partners, Vital Energi are a highly regarded national decarbonisation, energy generation and distribution company who will lead the park’s energy strategy as part of our vision to become one of the first zero carbon business parks in the UK.

The proposals also include much needed new business incubation space in line with the economic development ambitions of East Riding; this will be targeted at South Holderness start-ups, SMEs and spin out opportunities from the park.
