Thousands of jobs will be created at a major new industrial and logistics development located within the Humber Freeport Goole tax site.

Developer HBD, part of Henry Boot, and landowner St John’s College Cambridge have received outline planning consent for FREEPORT 36, which will deliver 5.5m sq ft of prime commercial space.

The 300-acre site, located close to Junction 36 of the M62, will accommodate buildings ranging from 40,000 sq ft to more than 1m sq ft.

Designed to provide high-quality, sustainable industrial and manufacturing facilities, FREEPORT 36 is located within the Humber Freeport Goole tax site.

This means occupiers at FREEPORT 36 can benefit from a range of financial incentives, including business rates relief, National Insurance Contribution relief and Enhanced Capital Allowances on investment in new plant and machinery.

Humber Freeport’s Chair, Finbarr Dowling, welcomed the announcement and said: This is tremendous news and is another major milestone in developing the Humber’s economy.

“Industry leaders such as Siemens Mobility, Tesco Logistics and Guardian Glass are already located adjacent to the tax site, and have benefitted from this strategic location. The future of this site is very exciting.”

HBD has forecasted the first phase of FREEPORT 36 will deliver around £130m of Gross Development Value (GDV).

Once completed, FREEPORT 36 is expected to create around 3,000 new jobs, supporting a further 5,500 jobs in the wider Yorkshire and Humber region.

The site benefits from excellent transport links via road and sea. It is located close to Junction 36 of the M62, providing connections along the motorway corridor and to the A1.

Easy access is also available to the Port of Goole, connecting FREEPORT 36 with the UK’s busiest port complex.

FREEPORT 36 will bring thousands of new skilled jobs to Goole.

FREEPORT 36 delivers Biodiversity Net Gain of more than 10 per cent for surrounding habitats, and includes a nature tail and woodland walk, an open-air gym and wildflower meadows.
